Docks rarely fail without warning. They fail after two or three years of warnings that were easy to explain away — a board that got a little springy, a rail that always wobbled a bit, a rust stain that seemed cosmetic. The difficulty for owners is that dock deterioration is slow enough to feel normal. You cross the same structure every day and adapt to its changes without noticing them.
These are the seven signs that mean the structure has moved past routine maintenance into repair that should not wait. Each one is followed by what it actually indicates, because the visible symptom and the underlying cause are often in different places entirely.
1. Soft, spongy, or hollow-sounding wood
Press a screwdriver into a piling at the waterline or into a joist under the deck. On sound pressure-treated lumber it will barely penetrate. If it sinks in with light pressure, or if tapping produces a dull thud instead of a ring, you are looking at rot that has moved well past the surface.
Wood rot on First Coast docks concentrates in two places: the tidal splash zone on pilings, which is wet and dry in cycles and never fully dries out, and the underside of joists where deck boards trap moisture against the framing. Both are hidden from casual view, which is why rot is usually discovered late.
Why it cannot wait
Rot is progressive and accelerating. The compromised wood holds moisture, which speeds the decay of the wood next to it. A joist that is soft over six inches this year is soft over eighteen next year, and structural members lose load capacity long before they look obviously bad. Localized marine carpentry on one bad joist is a modest repair. Waiting until three joists and the deck above them are involved is a different project entirely.
2. Rust bleed and corroded fasteners
Orange or black streaks running down a piling from a bolt head are not a stain. They are the fastener dissolving. In brackish and salt water — which describes essentially every dock from Fernandina Beach to Flagler Beach — galvanized hardware sacrifices its zinc coating and then the steel underneath, and a bolt can lose most of its cross-section while its head still looks reasonably intact.
Look at connection points specifically: stringer-to-piling brackets, cross-brace bolts, and lift frame hardware. Any fastener showing stem thinning, heavy scaling, or a head that has begun to round off is at a fraction of its rated holding strength.
Why it cannot wait
A dock is a system of connections, and connections fail before members do. Sound timber bolted together with compromised hardware is a structure held by nothing in particular. This is also the cheapest problem on the list to solve — hardware replacement is inexpensive and fast — and the most expensive to ignore, because failed connections are how a dock racks, twists, and comes apart in a storm.
3. Loose, cupped, or springy deck boards
Walk your dock and step deliberately near the ends of each board. Movement, spring, or a hollow feel underfoot means either the fastener has lost its grip or the joist beneath has softened. Cupping — where boards curl at their edges into a shallow trough — indicates moisture cycling and usually means the board has years of exposure behind it.
The distinction that matters: a board that is loose but sits on solid framing is a fastener problem, fixed in minutes. A board that is loose because the joist under it no longer holds a screw is a framing problem wearing a decking costume. Before you re-fasten anything, get underneath and check what you are fastening into.
4. Wobble, sway, or racking in the structure
Stand at the outboard end of the dock and shift your weight side to side. A well-braced dock feels solid. If the structure moves with you, sways after you stop, or you can see the deck plane shift relative to the pilings, that is racking — the frame going out of square — and it points at either failed bracing, loose connections, or piling movement.
Racking is the most under-reported serious symptom on this list, because owners get used to it. A dock that has always felt a bit bouncy becomes the baseline for normal, and the gradual increase over several seasons is invisible from inside that adaptation. If a guest comments on the movement, take it seriously.
Why it cannot wait
Every cycle of movement works the fasteners looser and enlarges the holes they sit in. Racking is self-accelerating, and a racked frame concentrates load onto whichever connections are still tight rather than distributing it across all of them. It is also the condition most likely to turn a survivable storm into a total loss, because sustained wind does exactly what your weight shift does, thousands of times.
5. Cracked, split, or leaning pilings
Pilings carry the entire structure, so their condition sets the ceiling on everything else. The warning signs are visible if you look at low tide: vertical splits or checks that run deep rather than surface-shallow, a visible hourglass narrowing at the tide line, marine borer holes below the waterline, and — most seriously — any piling that is out of plumb or has moved relative to its neighbors.
Also check the mudline for scour. If bottom material has eroded away from around a piling base, the piling has less embedment holding it than it was designed for, regardless of how sound the wood above looks. Scour is common in current-swept channels and beside seawall returns, and it is a leading cause of storm-time failure.
Why it cannot wait
A leaning piling is a structure actively redistributing its load onto its neighbors, which means the next failure is already being set up. Piling repair or replacement also has the longest lead time of any dock work — it needs marine equipment, sometimes a barge, and permit confirmation — so discovering the problem and solving it are separated by weeks. This is the one item on the list where a delay of a season genuinely changes the outcome.
6. Unsafe or unsecured railings
Grab each railing section and pull firmly. A railing exists for exactly one moment — when someone loses their balance — and a railing that flexes, rotates in its post, or moves at its base will not be there in that moment. Because railings are non-structural, they get deferred indefinitely, and because they are rarely load-tested in ordinary use, their failure is discovered the hard way.
Pay particular attention to post bases, where fasteners into end grain are most vulnerable to both corrosion and rot, and to sections near ladders and steps where people habitually put their weight. For docks used by children, guests, or anyone unsteady on their feet, this moves from a maintenance item to a liability question.
7. Trip hazards and surface deterioration
Protruding nail and screw heads, boards at different heights, splintering surfaces, and heavy algae or slime growth are the injuries-waiting-to-happen category. Fastener heads that have backed out are also telling you something structural: wood movement has worked them loose, which means the boards are cycling more than they should.
Biological growth deserves specific mention on the First Coast. Shaded dock sections and low-freeboard docks in slow-exchange canals grow a slick film that is genuinely dangerous when wet, and pressure washing it off is not just cosmetic. Regular dock cleaning also strips away the growth that holds moisture against decking and accelerates the rot in item one.
Sorting urgent from routine
Not everything on this list carries equal weight. If you are triaging a limited budget, the ordering that reflects actual structural risk is: piling movement or scour first, racking and failed bracing second, corroded structural connections third, then rot in framing members, then decking, railings, and surfaces.
The reason pilings and bracing outrank visibly ugly decking is that they govern whether the structure stands. Decking is what you see and what bothers you; pilings are what hold it up. Owners consistently spend on the first and defer the second, which is exactly backwards.

The pattern across the First Coast
Which of these seven shows up first depends a lot on where the dock sits. Open-water docks on the Intracoastal through Ponte Vedra Beach, Palm Valley, and Vilano Beach tend to show racking and bracing failure first, because wake and fetch work the frame constantly. Slow-exchange canal docks around Jacksonville Beach and Neptune Beach show growth, surface deterioration, and rot before anything structural, because the water is calm but the biology is relentless.
St. Johns River docks through Jacksonville, Orange Park, and Fleming Island sit in brackish water that is especially hard on fasteners, so rust bleed is often the first honest signal there. Older St. Augustine and Crescent Beach structures frequently carry decades of layered repairs, where the real question is not which of the seven is present but which repair era is failing.
