Everything on your waterfront stands on its pilings. Docks, lifts, boathouses — they're all only as sound as the posts driven into the bottom, and pilings fail invisibly: at the mudline where abrasion and rot work below view, and through the interior tunnels of marine borers that can hollow a timber pile while its surface looks serviceable. The Amelia River, the inlets, and the higher-salinity stretches of First Coast water carry meaningful borer pressure, which is why piling material and protection are regional decisions rather than catalog ones.
Material sets the lifespan tier. Pressure-treated timber remains the workhorse — economical, proven, good for roughly 15–30 years depending on salinity and borer exposure. Concrete pilings resist borers entirely and routinely give 50+ years, at higher material and driving cost. Composite and vinyl-wrapped systems occupy the middle: borer-immune surfaces at less than concrete's premium. For existing timber piles still structurally sound, wraps and sleeves can halt borer and abrasion damage in place — often the most cost-effective intervention on a dock with decades of frame life left.
Embedment is the other half of piling engineering. A pile is held by the soil around it, and First Coast bottoms vary from hard-packed sand that grips well to river muck that requires dramatically deeper driving for the same capacity. Undersized embedment shows up as the lean that develops after a few storm seasons — the dock that's slowly rotating toward the channel. Correct driving depth for the actual bottom conditions, not a generic spec, is what keeps a structure plumb through decades of tide and storm loading.
Piling replacement under an existing dock is routine work for a marine contractor: individual failed piles are extracted or cut out, new piles driven or jetted alongside, and framing transferred — usually without demolishing the structure above. Costs typically run $300–$1,200+ per piling installed depending on material, depth, and access. Catching failing piles early, before the structure racks, is the difference between piling work and a rebuild.
